Project Management
When investors and developers have clear-cut plans for their property, Heren2 co-ordinates the design, the tendering procedure and the realization. The entire process, from the Terms of Reference up to and including completion, is managed in a normative way. Heren2 is committed to making strict and binding agreements with their clients regarding time, money, quality and management aspects, i.e. information and organization. Heren2 specializes in managing projects which need to be realized in the short term.
Property Development
Heren2 develops apartments, offices and industrial property at their own risk. In consultation with local authorities, a planning application is made, the neighbours are informed and the project is carried out.
In some cases Heren2 retains the property, in others it is sold. Heren2 also specializes in (monumental) inner city developments as well as developments in outer-city areas.
Due Diligence
When buying or selling property Heren2 performs due diligence at a commercial, administrative and technical level. Commercially, Heren2 maps out the rental situation. Heren2 assesses the tenants and the number of rented square meters, and determines the rental value of the property.
Heren2, in co-operation with the legal advisor or notary, documents the situation with regard to land registration. Furthermore, the use of the property is checked in terms of licenses, as well as the zoning plan and any planning procedures. Technically, Heren2 assesses the property at a structural, architectural and technical installation level. In addition, Heren2 screens the property for asbestos, legionella and document the soil condition.
Development Management
For a number of clients Heren2 has been delivering contract management programmes. In doing so, first of all we prepare a feasibility analysis, reviewing various (re)development scenarios. These development strategies are tested in terms of technical, legal and financial feasibility, after which a performance agreement is made between Heren2 and the client to implement the desired strategy.
As part of this agreement, Heren2 conducts negotiations with local governments, (potential) tenants, consultants and contractors. Then Heren2 co-ordinates the preparation and execution phase, after which completion takes place. The financial result achieved for the client serves as basis for the agreement between the client and Heren2.
Asset Management.
Heren2 manage and run the administration of their own portfolio as well as portfolios of their clients. Heren2 manages limited companies, keeps the companies' accounts and manages properties technically, legally and commercially.
Policies are set and implemented with regard to buying and selling properties. In consultation with the shareholders, Heren2 structures the financing and negotiate with mortgage lenders.
Heren2 selects and organizes the management according to the client's wishes. Increasingly, Heren2 performs these activities on an interim basis as well.
